This corporate campus in Broomfield, CO is a 563,000 SF class A office consisting of four buildings on a 72 acre site with offices, conference & training rooms, clean room facility, central plant, cafeteria, and fitness center. Significant structural and civil engineering issues resulted in foundation movement in a below-grade vault and elevator core that translated into problems for the superstructure above. The building movement resulted in negative impacts to the stability of the superstructure, and compromised fire separation walls that extended the full height of the building (crawlspace to roof).
The owner retained Lerch Bates to assist with both the forensic engineering condition assessment as well as becoming the designer-of-record and providing construction quality assurance/administration for the rehabilitation. Lerch Bates was engineer-of-record for deep foundation stabilisation / under-pinning of the foundations, re-grading and drainage design between the buildings, and modifications to the fire separation walls.
