365 Nicollet Building Envelope Design Project

The 30-story 365 Nicollet project is designed to accommodate the significant growth of downtown Minneapolis, MN. To bolster the neighborhood’s reputation for luxury, the new apartment tower will offer 370 high-end residential units, ground floor retail space, a spa and relaxation room, and a sixth floor deck with a pool, hot tub, fire pits, and cabanas. Beginning in the early design stages, Lerch Bates’ team of consultants assisted the Opus Group with developing building envelope design concepts and detailing. Lerch Bates subsequently completed two technical plan and specification reviews, sub-contractor shop drawing and submittal reviews, field quality assurance observations, ASTM E1105 water penetration testing of the windows, and ASTM D7877 electronic leak detection (ELD) testing of the plaza deck waterproofing.
