About this project

Lerch Bates assessed a hotel building following the “Polar Vortex” in the winter of 2019, during which the building experienced extreme cold temperatures. There was evidence of water intrusion in multiple rooms on the top floor, first floor, and vertically in rooms adjacent to a roof downspout. Lerch Bates observed existing conditions and used both electrical impedance and infrared scanning methods to determine the extent of water leakage hidden by interior finishes to determine potential causes. Lerch Bates identified deficiencies in the roofing and at grade waterproofing, as well as occurrences of ice damming around drains that contributed to the water infiltration through the building facade.
