Why is My Lift Unreliable?

 

A new client recently approached Lerch Bates Europe with concerns about persistent reliability issues affecting their lift. Despite having a comprehensive maintenance contract in place with a lift contractor, the system continued to underperform, and we were asked to investigate.

 

Upon arrival, the Lerch Bates team conducted a full site survey to assess the lift’s condition. The first red flag was discovered as we opened the

 machine room door to find scattered containers of oil—some full, some empty, and used oil spillage granules littered around the space. The absence of proper containment had led to significant oil contamination on the concrete floor, clearly violating UK Oil Storage Regulations. 

 

 

Further inspection revealed numerous signs of neglect. The machine room log card showed that scheduled maintenance visits were near nonexistent, while reactive service calls were alarmingly frequent. Given the lift’s high-quality engineering, it was evident that the client was not receiving the level of service promised under their contract. 

The lack of preventative maintenance had taken a toll worn guide shoe inserts and deteriorated door rollers were just the beginning. One guide shoe insert had failed entirely, causing the lift car door mechanism to catch on the landing fascias during operation. The lift also exhibited constant releveling while stationary, a symptom of deeper mechanical issues. In addition, the entire installation had gone without proper cleaning for an extended period. 

The pit floor told the rest of the story. It was coated in oil and had gone clearly untouched for some time. Leaking cylinder seals and an overflowing oil collector bottle confirmed the source of the contamination. 

 

 

After delivering our initial report, we supported the client through the rectification process by providing both client and contractor clear direction on the many tasks required. The incumbent contractor carried out a thorough clean-down and reset of the lift system. Ultimately, the client chose to terminate their existing maintenance agreement. 

Lerch Bates Europe then provided the client with recommendations for trusted lift contractor and an appropriate maintenance schedule. After guiding the client in obtaining a new contractor who could deliver the reliable, proactive service needed, the client was also relieved with a significantly lower cost than their previous arrangement.
