Lerch Bates observed conditions of water intrusion that caused the roof to sag at a historic retail shop built in 1900. The water intrusion and notching in the structural beams weakened them, leading to cracking and the sagging roof. Lerch Bates determined that water intrusion was a significant factor in the deterioration of the beams from indicators on the inside of the building as well as saplings on areas of the roof that indicated years of water ponding. Lerch Bates provided repair recommendations to bring the building to align with current code standards and repair the structural beams.
